Setting the right price starts with research...

Before you assign a price to your house, spend time viewing what homes in your neighborhood and surrounding areas sold for within the last four months. There are a number of conditions that you may want to take into consideration:

    Market Conditions - What were the market conditions at the time of the comparable sale? If the market has appreciated since the similar house was sold, you will need to make an upward adjustment. If the market has declined or slowed down, a downward adjustment needs to be considered. Review the Tucson MLS Monthly Report to determine trends in the Tucson's market.

    Similar Properties - Choose properties that are similar to yours in square footage, bedrooms, number and types of baths, lot size and upgrades. Adjust for the differences. Did you know that when comparing similar homes in a subdivision, the sales price per square foot goes down as the square footage goes up? Be sure to take this into consideration when pricing your home.

    Location - Location plays a key factor when selling a house. Does the house backup or resided on a busy street? Is the house in a cul-de-sac? How much elbow room is there between homes? Is the house in a desirable school district? These are some of the factors that need to be considered and adjusted for when pricing a home.

    Age - Typically, newer homes will sell for more compared to older homes.

    Condition - How is the roof? Has the flooring seen better days? Are the main colors in the house neutral? Does the interior and exterior of the house need a fresh coat of paint? You are competing with new and resale homes. Spend time and money improving the condition of your home before putting it on the market. If not, adjust the price accordingly.
