There are a number of choices for first-time homebuyers today with a credit score of 680 or higher. Following is a quick summary of some of the programs available in Pima County. Complete the below form to receive more information.

*$8000 Tax Credit

First-time home buyers (buyers who have not owned a home within the last three years) purchasing a home are eligible for the tax credit. To qualify, the home needs to be purchase before April 30, 2010. However, the law also allows home sales occurring by June 30, 2010 to qualify, provided they are in a binding sales contract in force on or before April 30, 2010.

The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000. The income limit for single taxpayers is $125,000; the limit is $225,000 for married taxpayers filing a joint return. 

HUD is now allowing buyers using FHA-insured mortgages to apply their anticipated tax credit toward their home purchase immediately rather than waiting until they file their 2009 or 2010 income taxes to receive a refund. These funds may be used for certain down payment and closing cost expenses.

*Fannie Mae Offers Closing Cost Assistance

Fannie Mae is offering a 3.5% incentive for buyers who purchase and close on a Fannie Mae-owned home between January 28 and April 30, 2010. Buyers purchasing specific properties that are closed within this period may receive up to 3.5% of the final sales price for:

·         Closing costs;
·         The purchase of new Whirlpool® appliances by Fannie Mae; or
·         A mix of closing costs and appliances, at the buyer's discretion, up to the maximum 3.5%.

*2010 Mortgage Revenue Bond Homebuyer Assistance

Down payment assistance in the amount of 4.5% of the purchase price to a maximum of $6,000. Homebuyer household income must be at or below 80% of the median. First-time homebuyers only. A lien will be on the assistance in the form of 2nd lien due upon sale; 2% simple interest during affordability period will be charged.

*Your Way Home

Use 22% of federal and state monies to purchase a foreclosed home in Pima County. The homebuyer household income must be at or below 120% of the median. There is no first time homebuyer requirement!

*Silverbell Homes

The amount of assistance is $40,000 to purchase a new home at Silverbell and Goret. Homebuyer household income must be at or below 80% of the median. Offered to first-time homebuyers only. A lien will be on the assistance in the form of 2nd lien due upon sale; 2% simple interest during affordability period will be charged.

*DPA – For Incomes Under of Median 80%

The amount of assistance is 3.5% of purchase price (not to exceed $5,000). Homebuyer household income at or below 80% of the median. Available to first time homebuyers only. A lien on the assistance in the form of 2nd lien due upon sale; 2% simple interest during affordability period

*DPA – For Incomes Between 80%-100% of Median

The amount of assistance is 3.5% of purchase price (not to exceed $5,000). Homebuyer household income between 80%-100% of the median. Available to first time homebuyers only. A lien on the assistance in the form of 2nd lien due upon sale; 2% simple interest during affordability period.
